African Infrastructure Investment Managers (AIIM) and N+ONE DATACENTERS are collaborating to establish a groundbreaking Pan-African data center and cloud services platform. With a combined vision, AIIM and N+ONE aim to develop a platform equipped with a short-term target capacity of 40 MW. This platform will focus on hyperscale and wholesale carrier-neutral facilities, catering to the needs of enterprises, governments, and hyperscale customers across Africa.
N+ONE, a prominent African data center owner and operator, will contribute its existing portfolio of digital infrastructure assets and extensive products in Morocco. On the other hand, AIIM, a leading African infrastructure private equity manager, will contribute an initial USD 90 million of growth equity through its pan-African infrastructure fund, African Infrastructure Investment Fund 4 (AIIF4).
The collaboration aims to capitalize on the growing demand for data centers in Africa due to the surge in data generation and consumption. With more than 300MW of installed IT load in Africa, the partnership between AIIM and N+ONE intends to meet the projected demand growth of over 1GW by 2030. The USD 90 million investment from AIIM’s AIIF4 fund will drive the expansion of the platform and the construction of greenfield data center infrastructure across West Africa.
Both partners recognize the essential role of digital infrastructure in accelerating digital transformation, fostering innovation, and driving economic growth. N+ONE’s successful track record and AIIM’s extensive experience in digital infrastructure investments position the collaboration to address the growing need for reliable and advanced data center solutions across the continent.

The collaborative effort between AIIM and N+ONE seeks to bridge Africa’s digital infrastructure gap, providing world-class facilities and services to stimulate local business expansion and enable multinational companies to extend their operations in Africa. This initiative underscores their commitment to unlocking the continent’s vast digital economy potential.
The collaboration marks the sixth commitment made from AIIM’s AIIF4 fund, which focuses on growth infrastructure opportunities within digital infrastructure, energy transition, and mobility and logistics sectors. With this partnership, AIIM and N+ONE are set to contribute significantly to Africa’s digital evolution.
